Owner financing explained simply: buying land in Nicaragua without a bank

Most people who write to us about land for sale San Juan del Sur ask the same question in the first message: do I have to pay everything at once? The answer is no. At Las Planadas we finance the lots ourselves, directly, without a bank in the middle. Here is how it works, in plain words: what the lot costs, what the monthly payment looks like, what the rate is, and what gets written down before anybody signs anything.
Owner financing, in plain words
Owner financing simply means the seller is the one who carries the payments. There is no bank file, no mortgage broker, no foreign credit score to prove. You choose your lot, we agree together on a payment plan, and you pay us month by month.
That matters here, because beach land Nicaragua owner financing is often the only practical way for someone living abroad to buy a lot in a place like Escamequita. You are dealing with the people who live on the land, next to the finca, not with an institution that has never seen the property.

Start with the price of the lot
Before talking about monthly payments, it helps to know what you are financing. Las Planadas has 57 lots in total, of which 31 available lots today; the others are sold, reserved or built (Villa Mariposa).
Lots run from 800 to 1,190 m². The list price is $39/m², and $49/m² for the lots on the main road. Every lot carries −10%, which is why prices start at $28,080. If you take lots that touch each other, the largest keeps −10% and the others go to −15%.

The monthly payment
Financing starts from $650 per month. The exact amount depends on the lot you choose, on what you put down at the start and on how long you want to spread the payments — which is why we always build the plan with you, lot number in hand, instead of publishing a single table.
The plan is flexible. Some buyers prefer a bigger first payment and a short plan; others prefer to keep their cash and stretch the payments out. Both are fine. What never changes is that you know the figure before you commit to it.

9% fixed per year, and no penalty for paying early
The rate is 9% fixed per year. Fixed means it does not move during the plan: it is not indexed to anything, it does not get revised, and the payment you agree to in month one is the payment you still have in the last month.
There is no prepayment penalty either. If you sell something back home, get a bonus, or simply decide you would rather be done with it, you can pay the balance off early and that is the end of it. Nothing extra to pay for finishing ahead of schedule.
We say it plainly because it is the part people expect to be a trap, and it is not one.

The plan is confirmed in writing before signing
Nothing here is a verbal arrangement. The payment plan is confirmed in writing before signing: the amount financed, the monthly payment, the 9% fixed rate, the number of payments. You read it before anything is signed, and you can take the time you need to read it.
The sequence itself is short. $1,000 per lot takes the lot off the market, so nobody else can buy it while your paperwork is being prepared. Then you sign at the lawyer's office. The lawyer tells you which documents are needed and prepares the escritura — the public deed, 100% in your name and registered.
Foreigners can buy land in Nicaragua, and the escritura is the same public deed, in your own name.
What you are actually buying
A financed lot is not a different product from a cash lot. It is the same land, in the same project, with the same services, 3 minutes by car from Playa Yankee and 15 minutes from San Juan del Sur, with Escamequita village a short walk away.
The only recurring cost after the purchase is the community fee: 5 córdobas per m² per year, which pays for the roads and the common areas.
- Water and electricity connection available
- Roads and drainage kept up
- Gated entrance
- Fertile soil, the same as the finca next door
- Community fee: 5 córdobas per m² per year
And later, if you want to build
Financing a lot does not commit you to building anything. Many owners hold the land first and decide later. If and when you do want a house, we can build it turnkey, like Villa Mariposa, or simply put you in touch with contractors and every trade. It is an option, never an obligation and never part of the land deal.
How to get your own numbers
The honest way to answer "what would I pay per month?" is to pick a lot first. Tell us the size you have in mind, or a lot number from the map, and we will come back with the price after the discount and a payment plan for that exact lot.
You can see the land before any of this: Jesús lives on site and shows the lots in person, or on a video call if you are still abroad. If you want to make a trip of it, our four houses at the finca next door rent on Airbnb, rated 4.87 with 157 reviews.
Write to us on WhatsApp with the lot number — or just with your budget — and we will send you the figures in writing.
